Henry Benito of Benito Realty Group has been involved in 100's of bidding wars on his bank foreclosure properties and has co-brokered 100's of auctions with the nation's largest auction houses.  He has taken the best of those auctions and eliminated the negatives.  National auction platforms draw in investors / bottom feeders which makes it not the right place to feature your home.  Our local bidding platform with Buyer friendly terms draws in what any Seller wants.....a Buyer that plans to live in the property willing to pay top dollar.  

Our 15 day Bidding war works better than ANY other method to buy and sell a home in ANY market.  It offers Buyers and Sellers more options, control, and 100% transparency in a real estate transaction.  Sellers avoid the hassles of having the house shown over and over and getting offers at different times which works to their disadvantage.  They also retain a reserve price so if the bidding doesn't get to their bottom line number then they don't have to sell and can pursue other avenues to sell the property.  

Buyers benefit with no more "highest and best offers" not knowing what to offer or overpaying for a home.  Also unlike traditional auctions, Buyers get to preview the home.  Once the bidding process is done, the buyer will proceed with a standard Florida BAR As-Is Purchase agreement with an auction addendum will all buyer contingencies and time frames.  The Buyer pays our fee as a Buyers Premium that they know of in advance.  Sellers and Buyers love this process because of the convenience and transparency.  

The first 13 days are reserved for photography and marketing- No Showings Allowed.  We will have a 3D virtual tour produced where interested Buyers can virtually walk through the house prior to the event.  The last two days are on a weekend reserved for actual showings and bidding ending Sunday evening.   We condense 30-90+ days of traditional marketing into 15 days.  Buyers that need financing have to be pre-approved for a loan by our preferred mortgage company in order for their bid to be considered.  That limits contracts falling through because someone wasn't really qualified.  

(NOTE- While this method is the best way to sell a property we limit these types of listings to retain exclusivity in the market aside from only wanting to conduct a few of these per year. So while it's a good format for pretty much any property we will evaluate each property with a grading system, our schedule, and either accept it or reject it.)
